When building a new home it is wise to have a few builders give you a quote. In today's marketplace more and more contractors are finding creative ways to be more competitive. Unfortunately, those "creative" ways to cut costs usually involve using products and methods of low quality. Those "shortcuts" can potentially bring longterm disappointment after you move in to your new home. We have included a few suggestions for potential home buyers/builders to be aware of when comparing multiple bids and square foot costs.

1 - Be aware of bait and hook techniques. Some builders advertise the lowest possible price - to get you in the door - then as you go through the building process EVERYTHING is an "upgrade". At Tuscany Ridge Homes Inc we include things like garage door openers, garbage disposals, central air conditioners, etc - items that buyers shouldn't have to worry about being included in their "new" home - don't assume that every bid includes what "you" think is standard, read the details.
2 - Home design. Simple designs are cheaper. More liveable and beautiful designs cost more. Usually steeper pitched roofs, larger rooms, and more bathrooms cost more. Also, two story homes usually cost less than a single story of equal sq. ft.
3- Allowances. Be aware of allowances that are included in your bid. These allowances directly affect the square footage cost of building a home. Allowances that are typically included are: front door $$$, cabinet $$$, light fixture $$$ (and recessed can allotment), flooring $$$, and appliance $$$.
4 - Exterior finishes. Sq/ft costs may vary due to the finish that is included on the exterior of a home. Although the total sq/ft of the home may not change, the cost of stucco, brick, or stone will be much more than that of vinyl siding. Also additional garages, porches, patios, and flatwork will increase the cost without increasing liveable sq/ft.
5 - Interior finishes. The interior of a home should be of the highest quality, afterall this is where most people spend most of their time. Be aware of what is bid for interior finishes: mouldings and millwork, paint finishes, door types, flooring, hardware, on demand heaters, plumbing fixtures etc. all can effect the cost per sq. ft.
6 - Insulation. There are several types of insulation products that can be put into a new home. The better the product the more the cost. Remember that a better insulation can increase the initial cost of the home but it can pay for itself in the long run.
7 - Builder Reputation. A builders reputation goes a long way. If someone is happy with their new home they will spread the word. Check references of potential builders and see the work for yourself. A high quality builder is usually in high demand -remember: you get what you pay for.
